Shopping center in Pula, Croatia - Looking for investors or creditors

Coastal city of Pula has around 80.000 inhabitants (which population rises 2x or 3x during the tourist season). City of Pula requires (and i really mean REQUIRES) big shopping center / shopping mall .

This population mostly travels 100+ km to get to nearby shopping malls, so investment in shopping center in this particular area could make significant impact to local community.

There were planned 2 shopping malls, but neither one got started to build. Community requires shopping center with hypermarket, multiplex cinemas (city has only 1 smaller cinema, inhabitants travel 100km to go to see 3D movies), bowling room (city does not have bowling room) and other shopping and entertainment facilities. Istrian region has 220.000 inhabitants (100 km radius) and it goes over 500.000 during the summer (tourist season).

Region currently does not have shopping malls at all. Region is 2nd most developed region in Croatia, after the main capital Zagreb (which already has multiple shopping malls).

Project includes:

- land plot of about 65.000 sqm

- construction of 2-level building of 2x 19.500 sqm (total of 39.000 sqm GBP)

- with renting space in amount of 27.500 sqm GLA
