Land investment in Ukraine

Offering for sale investment project in Nikolaev: construction and operation

of private maritime cargo handling complex, privet port. Development in

Ukraine cargo handling direction is strategic, since it corresponds to all

the world trends of increasing trade turnover between the states by water.

For this project we have a land area of 22.29 hectares, located in the

industrial area. Have an entrance on Lyman and furnished legal documents on

water area 1.71 ha. (Lease valid until 2018).

This land has several advantages:

- Available in city infrastructure: road access routes;

- It is possible to supply the railroad through the territory SJSHC "Black

Sea Shipyard"

- The distance to the channel - approximately 300 meters (for organizing the

work in the waters is necessary to make dredging);

- Depth of the channel opposite the land is 10-11 meters;

- Length of the channel to the enterance to the sea - 40 miles;

- Increase the coastline is possible due to additional wave-built berth;

- The possibility to connect to the city communications: water supply and

sewerage, there are several options for energy supply.

- Preliminary agreement with options to connect to the communications of the

city.

- There is a possibility of gas supply to the territory of the land.

- Preliminary agreement with Nikolaev-Crago railway station for cargo

handling about 2 million tons per year.

- RCCI conducted measurements of the background dose rate.

The prospect of use of land:

1. To accommodate the marine terminal for cargo handling: general cargo,

bulk (including grain) fertilizers.

2. To build Oil terminal.

Company LTD. performed pre-construction deals cargo complex.

Asumming the above offering to get characteristics of the land:

Land Area: 22.29 ha.

Location: Nikolaev, Zavodsky District, Ukraine (Black Sea area)

Documents confirming ownership: State Act on the Ownership of the land.

Earmarking land: for industry, commercial use and civil destination.

Owner of land: Ukrainina Limited Liability Company (to be advised) .
