We are acting on behalf of the option holder to sell the following plantation at log stock and barrel. If you are keen ,pls contact us for further details .
2. Noted that the palm oil mill is near to the entrance of the plantation. The mill is still in operation. Current capacity is around 40mt/hr, upgraded from 20 mt/hr.Within the mill compound, there is also some other building structures like offices.
3.Express condition on Titles: " Tanah yang terkandung di dalam suratan hakmilik ini hendaklah ditanam dengan pokok kelapa sawit. Tanaman lain bolih ditanam diatas tanah ini dgn syarat tuan punya tanah hendaklah mendapat kebenaran terlebih dahulu secara bertulis daripada pemungut hasil tanah ."
4.Terrain: Terrain of the subject property is mainly flat to gently undulating with small pockets of steeper hills and ravines to the north-east and north fringing the forest reserves.
5.Internal Road Network :The plantation is generally well equipped with an internal network of laterite roads which are accessible by 4-wheel drive vehicles. Comparing to many other plantations, the laterite roads here are relatively well maintained,without huge portholes on the surface.
6.Planting Details :The plantation consists mainly of two categories of trees, viz. old trees of age form 12 to 20 years which constitute about one-third (1/3) of the lands while the other two-thirds (2/3) of the lands are planted with trees of 1 to 3 years old. Noted that the news trees are growing healthly.
7.Other Buildings on Site: We noted that apart from the palm oil mill near the entrance to the subject plantation, there is also a bungalow house on higher ground towards the north-west fringing the forest reserve, which is the residence of the estate manager, and another house located next to it. To the far north east there is also a cluster of staff quarters, stores and canteen. The buildings are mainly of permanent and semi-permanent structures constructed way back in the late 70's to mid 80's. The buildings are in fair state of repair.
8.Other Remarks :The district is well known for its huge oil palm platation in the state of Johor, due to its vast agricultural lands suitable for planting of oil palms. Apart from the soils, itsw rainfall is also modest, making it very suitable for crop.
9.Plant & Machinery: The following are included to be sold in this deal ; Factory building, Weighbridges and its components , Loading Ramps, Steriliser & fruit cages, Submersible pumps, Threshing station, palm oil cranes, conveyors, press station, Crude oil tanks, Kernel Plant and its machineries,Sludge oil tanks, hot water tanks, Oil storage tanks,Boiler House,Boiler ash conveyor (71ft), Boiler feed water treatment plant, power station, water treatment plant, Effluent treament plant, Laboratory, electrical main switch board upgrades, Workshop, Effluent pond, etc.
